The end of the financial year is a checkpoint for property and strata managers to review compliance obligations and make sure everything is in order before June 30.
It’s easy for servicing schedules to slip or documentation to fall behind across a busy portfolio – but heading into a new financial year with outstanding compliance issues is a risk that’s easily avoided.
Here’s what to check before EOFY.
1. Annual servicing is up to date
Annual fire system inspections are a legal requirement – not just best practice. If any are overdue, now is the time to get them scheduled.
2. Outstanding defects have been rectified
If your last service report flagged any defects, these should be resolved and documented before June 30. Carrying unresolved defects into the new financial year increases liability and leaves your building at risk.
3. Your documentation is in order
In South Australia, maintaining up-to-date fire safety records is a legal obligation under Form 3 requirements. If an incident occurs or an audit is conducted, your documentation needs to be readily accessible.
4. Access to fire equipment is clear
With winter storage in full swing, it’s worth doing a quick walkthrough of your building to check that fire equipment hasn’t been obstructed.
Why It Matters
Compliance obligations don’t pause at EOFY – but it is one of the best opportunities to take stock, address gaps, and start the new financial year with confidence.
Buildings that stay on top of their fire servicing and documentation are better protected, less exposed to liability, and less likely to face issues during inspections or audits.
A proactive approach now means fewer surprises later.
